Auctions – traditionally conducted with an auctioneer onsite after a 30/45 day marketing campaign. The deposit required at the fall of the hammer and a successful cash unconditional offer is obtained. The property can sell during the campaign, at auction or thereafter.

The other alternative is the fast paced online, OPENN NEGOTIATION variety.

Super quick results usually within 30 days, based upon a fast-paced method, market conditions and recent sales. Selling properties by auction online has really taken off, offering overseas, interstate and regional buyers to join in without the need for authorised parties to act for them. The property here is on the market from day one of advertising, not at the end of the campaign. This kind of auction allows buyers to add conditions into the contract, such as finance/selling a property/ending a lease that usually is not in the traditional auction. This opens it up to everyone and all registered buyers are able to see the bids b made in live time on the app, wherever they are. This promotes transparency and real competition between all buyers. Auctions best suit sellers who want fast results based on time constraints and will listen to what the market offers and what price is achievable at the time.

Private Treaty Sales

This method is the usual choice for most sellers.

The property is marketed through various advertising mediums and can have a set price, end date sale, price range or expressions of interest. This can also change throughout the campaign if need be to gather offers.

This attracts buyers within the price range that suit the property. Offers are written up and presented to the owner/s for consideration and usually involves negotiation between the parties until a result is produced.

This suits sellers not restricted by time and can wait until the price they wish for is achieved.

Epiphany Property do hands on managements – Annie and Murray inspect themselves and assess/repair all maintenance issues before calling out expensive tradesmen or handymen. This saves money for the owner. We gauge the properties based upon our very high standards – we do not employ younger or multiple property managers to handle hundreds of listings. 

Again, it is about quality of service and not annual turnover. We take enquiries and do inspections for new prospects anytime of the day, evening or weekends whereas agencies usually only operate 9-5, Monday-Friday. Our tenants are able to call us day and night, 7 days a week. We will open up if they cannot be there to provide access for maintenance at no extra cost.  Our fees are set and no additional, hidden extra costs are required.

Duplex, triplex, and quadruplex sites for developers come past and we prepare a detailed information memorandum at no cost to our sellers and buyers. Filled with as much information as we can gather from all notable and reliable sources – such as the local council, WAPC – we endeavour to expedite the selling and development process so the new owner can safely see where the dollars are well spent, what is needed in certain demographics and close the deal successfully for both parties.

Buyers’ Agents

Working with the buyers to find their next home is not particularly common in Western Australia, but there is a need. Albeit a small niche market, Annie found that being a mother to two daughters in a private girls school many years ago and interacting with the new overseas mothers saw a connection.

Knowing the areas across Perth well, initially this started out as a Western Suburbs search which then branched out to nearby suburbs based upon budgets and lifestyles.

The buyer engages Annie to locate, set up appointments and draw up contracts at no cost to the seller’s agent.

To conjunct with an agent means the sellers agent pays to the agent with the buyer a part of the commission. Most agents do not prefer to work like this as fees are negotiated – sometimes quite heavily. With Annie being retained for a small fee by the buyer directly, all sellers’ agents are very keen to work with her and therefore “doors open’!

The property prices are heavily negotiated, where necessary so that the buyer gets what they want at a price they feel comfortable with. Win/Win!
